Las Bordes is an attractive Quercy stone farmhouse situated in pretty rural countryside in the Lot et Garonne department of South–West France. It is 4kms from the Bastide town of Beauville which has two parts, a tree filled typically French square popular for boules and an arcaded area with shops and two cafes. The town is built up on a hill top affording wonderful views. Nearby is a leisure lake and in the summer months there are different musical evenings and events, and once a week there is a small farmer’s market. Some 27kms away is the large town of Agen, situated on the banks of the Garonne river and with a fascinating old quarter and a very good shopping area.
The house is deceptively large with good sized rooms and 4 Bedrooms to sleep 8 people. The entry of the house is under a covered terrace, leading in to a large sitting room. This has comfortable seating with satellite TV (please bring your own viewing card with you) a DVD, video and a play station. The kitchen and dining room combined have French doors which lead out to the terrace and garden. The kitchen is well equipped, electric cooker, gas hob, dishwasher, kettle, large fridge and freezer, microwave and toaster and dining table can seat 8 people comfortably. There is a separate utility room with washing machine and a bathroom with a bath, shower attachment in the bath, basin and W/C.
Upstairs are 4 bedrooms, Bedroom (1) has bunk beds, Bedroom (2) has a 4ft 6 double bed, Bedroom (3) has twin beds and the (4th) bedroom has a 5ft bed with en suite shower room, basin , shower and W/C. All the bedrooms are comfortably furnished, light and airy and linen is for hire.
Outside the kitchen door is the pretty garden, with a terrace, table and chairs and a BBQ, excellent for eating al fresco, and a large grass area with surrounding trees and shrubs. On an upper level of the garden is the 11m x 5m swimming pool, with internal steps. There are lounger chairs and parasols.
