Villa Rosa is a modern, luxury, south-facing holiday villa (6 persons) with a private swimming pool.
Vacation Rental Description
You will find Résidence La Roseraie set in the wooded hills of northern Périgord Noir, just 8 km from Hautefort Castle. We propose two luxury villas: Villa Rosa and La Truffière and one Cottage: Lou Nouzier. The villas are situated high-up on our 2,4 ha of hillside and have lovely panoramic views of the surrounding valley (Vallée d'Auvézère). They are respectfully situated to ensure the privacy of all guests. Each is tastefully furnished, equipped with modern amenities and boasts a private pool.
VILLA ROSA, built in 2003, is a modern, luxury holiday villa that can accommodate up to 6 persons. The total surface area of this south-facing villa is 120 m², and includes a covered terrace.
A entire enclosed private swimming pool (7-3 m, 1,25 m deep) is just a few meters from the accommodation. This pool can be used from May to the end of September. Lounge chairs and ambient lighting have been placed on the terrace for your comfort. A BBQ is also available.
The panoramic views over the Vallée d'Auvézère can be enjoyed while sitting on the terrace.
INTERIOR
Inside, you are greeted with a pleasant ambiance and a variety of comforts.
The spacious principal room (living/ dining room with well equipped, open-plan kitchen) is furnished to a high standard:
- dishwasher, microwave, oven, fridge with separated freezer compartment
- television with satellite connexion (French channels), DVD player with DVD's, Hifi with CD's, books
A bright room which boasts great views through the large sliding window-door (with automatic shutter)
Utility room with:
- washing machine, iron and ironing board
Three bedrooms:
Bed room 1: twin bedroom with en-suite shower (cabin) and wash basin
Bed room 2: twin bedroom for children
Bed room 3: twin bedroom
Luxury bathroom with:
- corner bath, double wash basin and toilet
Separate toilet
Cot (carry cot with extra mattress) and high chair available (for children up to 2 years old)

Facilities
What do we propose? - WiFi HotSpot. Free Wi-Fi connexion (for our guests) at the reception (New). - Kids play area, a ping-pong table, football goals. - Kids club. Children (from 3 years) are weekly welcome to tinker and play games together. - Bread delivery service. Possibility to order French bread and croissants at your stay, which will be delivered the next morning at your villa or cottage. - Access to Infra red Sauna cabin (2 persons) possible in option.
Activities
Beyond the tranquillity of Résidence La Roseraie, there is much to tempt the visitor. The Dordogne is, after all, well known for its prehistory, castles and gastronomy (such as the truffle and foie gras). When visiting the region, you should not miss the Roman city of Périgueux or the spectacular cave of Lascaux, which is accessed from the pretty old town of Montignac.
A visit to one of the many markets in the region is also a culinary treat.
For nature-loving travellers there are several rivers and lakes, within a distance of 30 km, where you can swim, canoe or fish. If you like rambling, there are several footpaths through nearby forests; paths which are also ideal to discover by mountain bike. Just 2 km up the road from our villas, there is a riding school where ponies can be hired on reservation.
Do not forget to visite the Cave of Tourtoirac!
Nearest airports: Limoges, Brive and Bergerac (each within a distance of 80 km).

- Each booking demand is binding. The availability will be confirmed by email. - An advance payment of 25% of the total rent must be paid within two weeks after booking. - The remaining balance has to be paid no later than 4 weeks before the beginning of the rental period. - If the booking is made less than 4 weeks before the start of the rental period, full payment must be paid at the time of booking. - We do not charge booking or administration fees. Possible bank charges will be calculated to the tenant. - Cleaning costs: Obliged fee of 60 € per stay. - Electricity: From 02/07 to 03/09 included up to 25 kWh /day. In low season included up to 8 kWh /day. Excess consumption will be charged: 0,20 € /kW. - Tourist taxes. - A Guarantee sum of 300 € will be asked for at arrival.

Feel like at home.
Set in the wooded hills of northern Périgord Noir, just 8 km from Hautefort Castle, we started in 2004, to rent our first build holiday villa (Villa Rosa). This was the beginning of: Residence La Roseraie, luxurious self-catering holiday rentals. Two years later, the second holiday villa (La Truffière) was ready to be rented. Both villas are furnished with a private swimming pool.
We decided to start a new project: building 3 cottages to rent. A few years later, exactly in 2009, the first one (Lou Nouzier) was finished, so we could receive the first guests. It will be possible to rent the second cottage from 2011. You like to share your holiday with your pet? You are welcome in yhis cottage!
In 2009, we also got a mobile home (L'Acacia), which is situated high-up on the park. So, there are very lovely views, while sitting on the terrace.
Guests from the cottage and the mobile home are allowed to use the shared pool.
