This beautiful, well equipped and maintained barn is situated in a stunning yet tranquil rural location.
Vacation Rental Description
The Barn offers extremely spacious accommodation, as the owners have been careful to maximize the use of the space for the benefit and comfort of all its guests. It is therefore ideally suitable for use by 2 families or those sharing with Grandparents. The owners are in their 11th year of successful renting and maintain a helpful but discrete presence in order to ensure that you obtain the maximum enjoyment out of your holiday.Located in the Perigord Vert, which is an relatively undiscovered area of the Dordogne, the property is within easy travelling distance of the major attractions of this area and also those of the Limousin. The property stands alone amoungst rolling countryside and apple orchards.
The property consists of a shared central driveway with the barn being located on one side, facing a smaller cottage where the owners live. Set within approx. 2 acres, the garden surrounds the buildings on three sides, providing each property with its own private area. The barn has been converted to a high standard retaining many of its original features inculding beams, stonewalls and offers spacious accommodation.
Beautiful secluded swimming pool 10 by 5 metres, surrounded by terrace with sun beds and mattresses. The pool is cleaned on a daily basis and benefits from being exposed to the sun from early morning to late evening. The pool lies away from the barn and is shared with the owners. To meet French safety legislation the pool is fenced and also has an alarm.
Garden furniture is provided and we have a selection of bikes and out/indoor games that are free for our guests to use.
Ground Floor.
Large lounge with wooden floor and wood - burning stove. Digital TV (English).
The dining room is seperate from the lounge and contains a large oak refectory table and pine dresser. The rear door from here opens onto the patio area with BBQ and views over the surrounding countryside.
Well equipped kitchen, comprising of oak units, inculdes dishwasher and washing machine. All necessary cutlery, crockery and cooking utensils are provide together with electric kettle and toaster.
The downstairs bedroom contains a double bed and 1920's bedroom suite consisting of a wardrobe, dressing table and chest of drawers.
There is a seperate downstairs bathroom with WC.
First floor.
A wooden staircase leads to a galleried landing with chaise long, exposed beams and bookcases.
On this floor there is a fully tiled shower room with seperate shower enclosure and WC.
There is a further 1 bedroom with double bed and 1 large family room with 3 single beds.
The ground floor is all on the same level.
For parents with babies or small children, as well as a full size mothercare cot and bedding, we can also provide the use of a high chair, stairgate, buggy, baby alarm and nightlight.
The property lies on the border of the Aquitaine and the Limousin and therefore provides easy access to the areas of the Haute-Vienne, Creuse & Correze as well as the Dordogne.
The nearest villages are Payzac & Lanouaille (both within a 5 minute drive) which offer the following services of bakers, butchers, supermarkets, restuarants, banks and chemists. In addition the larger town of St Yrieix la Perche is a 15 minute drive away and offers a wider selection of the same services. It also has a popular local market on the 2nd & 4th Friday of the month.
The local landscape is both beautiful and unspoilt with rolling hills and valleys containing many rivers and lakes, ideal for those who enjoy walking and cycling.
We are within equal distance (1 Hour) of the 2 airports of Limoges and to be opened in 2010, Brive. There are numerous flights from the Uk into Limoges provided by Ryanair & Flybe.
We are also within easy travelling distance of the wine growing regions of Bergerac and Bordeaux.
Facilities
The lounge is a large room with 2 sofas, armchair, coffee tables plus TV, DVD & video.The TV provide UK free to view programmes. The dining room has a stone floor with rugs and contains a table with seating for 8. This also contains the hi-fi and there is an extensive selection of videos and DVD's for guests use, as well as a play station 1. The kitchen has a smaller pine table with seating for 4. The downstairs bedroom has a stone floor with rugs. The downstairs bathroom is split into 2 rooms. The inner room consists of a full size bath with shower attachment, WC and washbasin. The outer room is used as utility and storage room and contains the iron etc. Upstairs there is a large tiled shower room with with seperate fitted shower as well as WC and washbasin. All upstairs bedrooms are carpeted and have a fitted wardrobe and chest of drawers. The duoble room contains the cot. All bedrooms have fans.
Activities
The property is within a mile of Lake Rouffiac, its many facilities inculdes a sandy beach, swimming, water sking, sailing , tennis, climbing walls and resturant.
Perfect for both young children and teenages. Planned activities inculde paint balling, archery and high tree adventures.
In St Yrieix there is a indoor swimming pool with water slides & indoor tennis centre and in Excideuil there has just been opened a new golf course. At present this is 9 hole but eventually will offer 27 holes.
The historical centres of Limoges, Periguex and Sarlat all within an hours travelling distance.
Other attractions inculde horse racing at Pomadour, the mangnificent chateaux at Hautefort & Jumilhac le Grande and the picturesque town of Brantome.
The Dordogne is well known for its numerous prehistoric sites, inculding the famous Grotte de Lascaux, or for the more energetic there is also the opportunity of canoeing upon its various rivers.

From mid July to August the changeover day is fixed at a Saturday. Outside of these peak dates we can be flexiable. All bookings run from 4pm on the day of arrival to 10am on the day of departure. A discount may be considered on bookings of 2 people, outside of the peak times mentioned above. Linen and towels are provided, but please bring your own pool towels. All prices inculde electricity, water & gas. Central heating is not normally provided from May to September, except at the owners discretion. Logs for the wood burning stove can be provided at a small additional cost. The price also inculdes the cost of the local tourist tax and welcome pack. TO BOOK: please phone or email the owners. A booking is confirmed by returning a signed copy of the owners booking form by post. A 25% deposit is required on booking, with the balance plus £150 returnable security depoist, payable 6 weeks before the rental period commences.
