Vacation Rental Description
According to historical records the farmhouse dates back at least 300 years. We have carried out a careful restoration in order to create a comfortable holiday home full of character by retaining many of the old features. The house and its surroundings provide quiet privacy yet without creating a feeling of isolation. Having one of the 3 bedrooms plus a large bathroom on the Ground Floor, the house is wheelchair friendly.
There is a spacious oak beamed Dining Room with a large open log fireplace on one side and a kitchen area on the other side. The kitchen area is fully equipped for self catering for 6 people with an electric 4 ring cooker with oven and grill, a microwave oven, a 2 door refrigerator, a stainless sink, a dish washing machine and pine cupboards. A babies’ high chair is provided. An outside door opens to a South facing gravel area with a garden table and chairs, shaded by a group of fig trees.
The ground floor bathroom contains a bath, separate shower, wash basin and toilet, grab rails for wheelchair users and an automatic washing machine. Electric heating is available in the cooler months for a small additional charge and the log fire may be used during longer Winter lets. One French to English electrical adaptor is provided .
The Lounge, which leads off the Dining Room has been converted from an adjoining stable and is full of character with its stone walls extending up into the roof space. The room is comfortably furnished for reading and relaxing. For additional entertainment there is a satellite TV and DVD plus a radio with cassette and CD player and some CD’s. Leading from the lounge is a covered terrace containing a pine trestle table and benches and a portable barbecue. The terrace commands a superb view over the Dordogne valley.
An open tread Elm staircase leads from the Lounge to the first floor, converted into two independent but linked bedrooms. The first one has three single beds and the other has a double bed and an en-suite shower-room with shower, toilet and washbasin, plus a child cot/bed with low sides. These bedrooms are spacious but due to low beams and a sloping ceiling, you must take care, particularly if you are tall. The third spacious bedroom is on the Ground Floor and contains a double bed. Pillows, duvets, blankets and bed linen are provided.
In the house you will find a selection of tourist guides and leaflets, details of local walks, an illustrated bird book, playing cards, paper back novels, a badminton set, bat & ball game, frisbee and a boules set. There is a ‘Guest Book’ in which is explained how everything works in the house and it gives a local shopping, market and restaurant guide. They are also three bicycles of various sizes available free on request.
The property comprises two independent farmhouses with a stone barn separating the two. One house is for your exclusive use and I may occupy the other but your privacy is totally assured. The buildings stand in their own grounds well away from the village road with access via a stone driveway alongside my vines. The driveway divides to serve each house separately. The immediate surroundings are open grass areas with trees, flowering shrubs, the swimming pool and fishpond. The property is bordered by vines, fields and woods.
The swimming pool and the pool house with its shaded terrace are a good 50 metres from the house with spectacular views over the valley. Sun beds with mattresses are provided. The pool has Roman steps at the shallow end and the depth ranges from 1 to 2 metres. There is an automatic hard cover for the security of young children and others. The pool area has lighting if you want to have a midnight swim. The pool is for your personal use, it is not shared and it is fully private.

Gageac Rouillac is a group of hamlets and most of the people are farmers and wine producers, others are retired.
Part of the appeal of the village is the absence of commerce. Within a short walking distance of the house is the picturesque privately owned Château de Gageac which dates back to the 13th century.
Gardonne, about 5 minutes away by car, which lies on the river Dordogne provides most facilities. Here you will find all essential shops, two Boulangeries – Pâtisseries, a small supermarket, a butcher’shop, a post office, pharmacy, etc. There is a market where fresh produce from the region can be purchased, including an excellent fish stall with many varieties of fish and shellfish fresh from the Atlantic, on Wednesday and Sunday mornings when all the food shops are also open.

There are various leisure facilities not far from the house. There are public tennis courts both in Gardonne (4km) and Saussignac (2km).
There is a horseriding school in Gageac, where young children can ride poneys under supervision. It often is a wonderful and memorable experience for them.
Other nearby facilities include the championship class Château des Vigiers golf course 15 minutes away, a ten pin bowling alley, a popular discotheque called 'Le Windsor', canoeing on the Dordogne and Vézère Rivers, potholing, fishing and there are plenty of fine walks and cycle rides through varied countryside. If you want to visit the coast, Archachon is about 1½ hour’s drive.
There are many opportunities for those interested in cultural activities. Music recitals, small regional music festivals, historical spectacles and art courses take place during the Summer
