New for 2011, a villa enjoying wonderful views of the sea and mountains and in a quiet location yet close to many activities such as water sports, cycling, hiking, fishing......the list is endless !! The villa will be well arranged, offering spacious modern accommodation, bedroom balconies and will be furnished with exquisite style. You will find a tempting 10m x 5m heated swimming pool surrounded by a garden, umbrellas and sun beds.  
 
The beach is just a 3 minute walk and the picturesque fishing harbour of Latchi with its world famous restaurants a 5 min walk away . At night you can sit and relax in the local beach bar, enjoy the music, and even take a midnight swim and return to the bar ! Charming Polis is a 5min drive with its wide range of taverns and restaurants, many situated around the paved town square. And of course the legendary Baths of Aphrodite are only 3,0 km away.  
 
The villa has privacy, its own heated swimming pool and garden area, magnificent mountain and sea views and is absolutely perfect for a quiet and relaxing holiday. Take a look at some of the pictures here to get an example of what I mean. Situated just outside Latchi village near the isolated, rugged and scenic Akamas Peninsula, a visit to the legendary Baths of Aphrodite is a must as is boat journey up the Akamas peninsula to stop in many of the coves such as the blue lagoon to swim or snorkel. Ramblers will love the many walks available in the area as the hills and valley are completely unspoiled and simply pristine. This area of Cyprus is not suitable for those who are seeking a wild night life but perfect for a quiet, relaxing holiday. However for the younger generation visiting there are a few good nightclubs in the Latchi/Polis area and bustling Paphos is but a 35min drive away.

The charming west coast town of Paphos focusses around an attractive little harbour whose picturesque open air fish restaurants line a quayside of fishing boats and laid back life. The historical and magical area of Latchi/Polis is unmissable to anyone looking for sun, sea and serenity.  
     
    For keen walkers and cyclists, the nearby Akamas National Park offers a paradise of endless walks, cycle ways, 4*4 driving, wild animals and birds, fauna, fantastic sea views and secluded coves for snorkelling and swimming. Akamas is included in the official UNESCO world's heritage list of cultural and natural treasures. Cycles, mopeds and cars can all be hired locally in Latchi. A visit to the Troodos mountains and some of the famous monasteries is a must where you can view all of the West side of Cyprus.

    • Nearest Train Station : N/a at 0 kilometers distance
    • Nearest Town : Latchi at 0.5 kilometers distance
    • Travel Info: Most major airlines fly to Paphos which is 50 min from villa. Those and Other airlines fly to Larnaca but this is a 1hr 45 min so Paphos is the best option. EASY jet, Jet 2 Thompson, Flybe, Thomas Cook, BA and Cyprus Airlines fly direct from the UK's major airports to Paphos and Larnaca.Ryanair have recently started flying to Larnaca from some European destinations

    Rates subject to change at any time by owner. Rates are GBP 50 to 100 lower if only 2 people renting. This offer does not apply during July/August and school holiday periods. The Heated Swimming pool is available for use during the months of November to May. A surcharge of GBP100 per week will be applied should this be required. Payment preferred by automatic bank transfer but cheques are acceptable. Air conditioning is avaliable at 3-5 Euros a day per unit. Baby cots/high chairs are available at 2/3 Euros a day. Free half clean for lets over 11 nights Internet available at 25 euros a week (week blocks)but free for a 2 week booking or more

    Just wanted to say thank you so much for another wonderful holiday at your house in Latchi. It really is a beautiful location - so restful and your garden was looking very colourful. Although the weather wasn’t as good as last Easter, the pool heating meant the children weren’t bothered and happily spent hours swimming in the pool. The problem I texted you about seemed to resolve once the build up of ice melted on the pool heater and it didn’t sound like it was having to work quite so hard. Hoping we will be back again very soon.

    4) Hi Michael -

    we just got back from Cyprus as we spent a couple of days in the Troodos mountains after we left the villa.

    Overall, the villa met our expectations and I would even say that the villa's location and the pool were slightly better than we expected - we loved the fact that it was quiet, but still very close to Latchi and the kids really loved the pool. Everything went very smoothly without any hick-ups and we had a great time. Thank you very much for renting us the villa.

The new pool heating system is a major plus and provided u with many hours of pleasure.

    Just wanted to let you know that we had a fantastic holiday at your lovely villa.
    Probably the nicest villa we have stayed in out of 3 previously in Cyprus, we particularly liked the quiet private location and the really good sized pool.
    Had a couple of niggles with the Internet which Brad quickly sorted out for us, a shame to have actually needed it but Mark had left his MBA essay until the last minute!

    I would rate villa Poinciana a 10 out of 10. The villa is in a beautiful quiet location, everything you could possibly need is at the villa and more. I felt safe and secure in the villa, and was a totally relaxing holiday after having a very few stressful weeks at work for both of us. We both had such a lovely time at the villa. Its looked after well, there are contacts who are easy to get hold of should you need assistance and Michael you have been so easy and great to deal with it just made the whole holiday experience great.     Dear holiday maker,

    Thankyou for taking the time to review my online advert. Allow me to introduce myself, my name is Michael and I am the landlord / owner of Villa 'Poinciana' at Latchi. I am English but live and work in Jamaica and travel a lot for work around the Caribbean and Latin America. Lucky me !!

    Back in early 2007 when I was still living in the UK, I was looking at investment opportunities and had always been interested in Cyprus. Cyprus had just joined the EU and was going to move to the Euro soon. As I had for many years been a successful landlord in the UK I thaught it would be a wise opportunity as well as 'a bit of fun' to buy a place here and let out for holiday lets. I believe there is a lot of unrealised potential purely because Cyprus is situated very close to a lot of Eastern European markets that have still to expand as well as Russia/Ukraine. Remember folks that places like Bratislava, Sofia and Moscow are only a 2 hour flight from Cyprus and so its an ideal destination for a holiday. As well as the fact that they were building and expanding the infrastructure including the airports at Larnaca and Paphos.

    The particular area of Latchi appealed to me purely becuase it is not as overdeveloped as Paphos and the other large tourist areas like Ayia Napa, Larnaca and Limassol which to me looked boring. The views and scenery in this area are fantastic, the villa I chose has all the views, pool, garden, sea and mountains. And when a local farmer walked his herd of goats behind the land where my villa was going to be built I was sold !!

    I have not been wrong. Despite the significant problems in the global economy, the first year 2009 was a better year than I had expected with 16 weeks rental when I had only expected 10 weeks. And that was only for a part year 24 May to 31 Dec 2009. 2010 is the first full year and I am expecting better numbers as the world economy recovers and the Euro is expected to weaken further.

    Make no Mistake, my number 1 aim BEFORE ANYTHING ELSE is to make sure people enjoy the villa and it lives up to and even exceeds their expectations. Again I have not been wrong as ALL my guests last year had a good time....well with the exception of 1 and that was due to a very unexpected stormy week that his family was in the villa. Sorry folks I cannot control the weather, freaky heatwaves and storms included !!! I believe in this approach because if not I cannot rely on guest's repeat business. Even if they decide not to return people will have confidence in suggesting my villa to their friends/family. My villa is marketed at rates which aim to have it let out throughout most of the tourist season in Cyprus April to November. Long term lets will be considered.

    So I hope you will consider my villa for your holiday destination. There are two sets of people who I would love to thank for helping me because when I bought this villa I wasn't expecting to be posted to the Caribbean for 3+ years. My parents and my sister Lisa who helped very much last April in getting things ready for letting. And also my agents Paul and Andrea who have been very helpful in their advise and looking after the property and preparing it for my guests. They are always on hand if anything goes wrong.

    Wherever you are, wherever you may go I wish you a prosperous 2010 and a happy well deserved holiday this season.
