This luxury 3 bedroomed detached villa was specially selected by the owners for its location and you can soak up the sun all day long. Designed to provide ultimate privacy with a large swimming pool surrounded by loungers, table and chairs, traditional stone BBQ all enclosed within a high perimeter fence. There is an outdoor shower next to the pool. There is a drive to park your car.
Internally, the villa comes equipped with A/C throughout, 3 good sized bedrooms with fitted wardrobes and modern furniture.
The master bedroom has a queen size bed and the other two bedrooms have twin beds. All rooms have modern shut out blinds.
The lounge has 2 leather sofas, flat screen satellite TV and music system.
There is a main bathroom with shower. There is also a downstairs toilet and handbasin.
The modern dining room comfortably seats 6 and additional chairs, high chairs,can be hired separately if required.
The kitchen is fully fitted with black granite effect worktops and comes with oven,hob, fridge freezer, microwave and washing machine as well as the basic requirements ie, kettle etc.
The owners have owned other property in the area for over 2 years (8 Knossos Villas - property 13307)and are fully aware of the need to provide accomodation of the highest standard. This is reflected in the recomendations they receive.

June & I visited the villa at 44 Orestiada from the 7th of June until 21st 2009. Having used Ian’s first villa twice in recent years which in itself is a property of high standards, this new one is taking a self catering villa holiday to a higher level. Spacious and comfortable as well as a large outside space with your own pool, ideal for cooling down in the hot sun.
Within walking distance is a selection of restaurants with a choice of very competitive menu’s. Hiring a car allows you to explore the island with its many beaches close by and as they drive on left making the holiday driving experience an enjoyable one. Not to be missed!!!

"We enjoyed a very comfortable stay at 44 Orestiada. The property is almost new and very well equipped with a wonderful secluded pool and BBQ area. It's part of a very quiet development, but a ten minute walk will take you to the bars and restaurants of Pernera.

The beach at Ayia Triada is also only a short walk away and so a car is not imperative, especially as there is also a bus service to Ayia Napa. However, it's worth hiring for at least a few days of your stay to explore the Island"

The villa has a traditional Cypriot stone BBQ located to the side of the villa. There is a safe located in the back bedroom There is a bus service at the entrance to the estate which is both cheap and regular. The bus takes you to the towns of Ayia Napa, Protaras, Penera and in the opposite direction Paralimni and Kapparis.

At the top end of the complex there is going to be a play area for children as well as tennis courts.
Turn right and within 5 mins you can be in Penera which is a quiet but lively little town with plenty of shops, restaurants and tavernas.
Within 10 mins max by car you will be in the much livlier resort of Protaras with the superb Fig Tree Bay beach with shallow water and numerous watersports for all ages.
Travel further out to the Waterpark near Ayia Napa which boasts many water rides and pools.
Going the other way you can walk down to the Golden Sands Hotel which overlooks the marina and is the gateway to the sea and the coves and beaches which continue along the front as you finally head towards the Ayia Trias beach.
The town of Paralimni is 10 mins away and there are a number of larger supermarkets, the closet and now probably the largest being Orphanides.
