Location, location! Villa Pandia is a brand-new, privately owned luxury villa furnished to a very high standard. Situated in the coastal village of Kapparis near to Protaras and Paralimni, it is in a perfect location on a quiet road which joins the best regarded beach in the area (Fireman's Bay) to the centre of the high street of Kapparis. The villa is halfway down the beach road, so 300m to the left is the beach, 300m to the right is the main shopping area of Kapparis village with all the restaurants, bars and bistros. The local supermarket is just at the top of the road, 2-3 mins walk, perfect for everyday items, food, wine etc.

Outside a lovely tiled garden and large pool area offer an excellent degree of privacy. The high spec six person hot tub with built-in hi-fi, has a view down to the sea. During the cooler months and night time, simply turn up the heat, sit back and relax. Comfortable outside furniture and sun-loungers allow you to make the most of the sun and you can always just step inside to the poolside kitchen to get a cool drink or snack.

TOP FLOOR
On the top floor there are 3 bedrooms. The master bedroom has a juliet balcony, a king size bed and en-suite bathroom. The other 2 bedrooms have large size 3ft wide twin beds which can easily be pushed together to make a 6ft superking size. Bedroom 3 has it's own balcony overlooking the pool. All bedrooms have their own individually controlled air conditioning/heating and all have large built-in wardrobes.
There is a further bathroom with shower and WC and also a washing machine.

MIDDLE FLOOR
On the middle floor you will find a fully-fitted kitchen with fridge, freezer, dish washer etc. and a large dining table.
This large kitchen dining area has two sofas (one of which is a king size sofa-bed), flat-screen TV with it's own individually controlled satellite box and DVD player. This is one of two large living areas each with their own entertainment facilities. This means that not everyone has to watch the same TV/DVD or play/suffer the Wii console. Children and adults can have their own rooms and space!

LOWER FLOOR
On the lower level you have a self-contained living/sleeping area leading directly on to the pool and garden area through two large sets of glass sliding floor to ceiling doors.

During the day this enables you to make the most of the fantastic outside space whilst being able to just pop inside when needed for a cool drink from the dedicated drinks-fridge or prepare food in the 2nd kitchen area.

At night you can relax in comfort whilst keeping an eye on any children using the fully lit pool, garden and jacuzzi area.
Another flat-screen TV, again with it's own individual satellite box and DVD player is provided along with a Wii console.
As this area is totally separate from the rest of the villa, if anyone wants to retire to the upstairs bedrooms, others can socialise into the night without fear of disturbing sleep. Perfect for families with younger children.

The lower floor has two large double sofa beds and with it's own kitchen, bathroom and shower room, can be used as a large studio-apartment sleeping up to four people in your group.

As well as a fully tiled pool area, there is also a decked hot tub platform at the bottom of the garden. From here there is a view down to the sea through the glass panels which also provide a cozy sheltered area to relax day or night.

Simply move the comfortable outdoor sofas, chair, loungers and table onto the large deck besides the hot tub and you have a great social area.

To the front is a secure gated driveway with ample parking. The whole of the perimeter of the property is fenced providing a secure containment area for any younger children.

I have a management company in place and an English representative, who has lived in the area for a number of years, will arrange to meet you to answer any questions you may have about the villa, area and local attractions. He will have the villa cleaned and prepared immediately prior to your stay. After checking all is well, he will then provide a welcome pack ready for your arrival. He is also available 24 hours a day throughout your stay in case of any emergencies.
This is all included in the price.

The same person is also responsible for checking the villa after your holiday so you are assured of an independent and reasonable assessment of any damages or breakages.

Access to the property on the day of arrival will be from 3pm. If you require earlier access this MAY be possible by previous arrangement.

You must vacate the property by 11am on the day of departure, again, unless other arrangements have been agreed in advance.

If you have a group larger than 12, maybe connected to a wedding, special occasion or large family gathering I also have another smaller villa with private pool for rent (this should give you a clue as to how much I love the area), see advert for Villa Galatea, home number 78766 at the bottom of the page.
It is a stones throw accross the road from this one and can sleep up to 6 people. So if you have two groups, or multiple families, and you need more than one villa, you might want to split the group between the two, availability permitting, so you can still be near to each other.

From mid-March 09 onwards I will also be offering my 3 bed, 2 bath ground floor, wheelchair-friendly apartment with large private garden and shared pool for rental. Again, it is in Kapparis, less than a mile from the villas. This can sleep up to 8 people so, in combination with the villas, may help accommodate larger groups of up to 26 in one area.

Prices shown are for up to 9 people, prices for up to 12 people available on request.

A 25% non-refundable deposit is payable at the time of booking (full payment required if booking within 8 weeks of the holiday start date), with the balance payable not less than 8 weeks before the start of the holiday.

In addition to this, a refundable breakages/damages deposit of £750 is required with all bookings, payable before arrival and refunded within 7 days of departure, less any deductions for losses, damage or breakages as fairly and independantly assessed by the
management company who look after the villa.

No male only groups.

Only the guests specified on the booking form are permitted to stay in the villa during your holiday.
