The property development consists of large Villa and smaller barn conversion set on two acres of open countryside and woodland surrounded by vineyards and fields. The large house accomodates 6-8 people for a self catering holiday the house is fully equipped with all utensils required for cooking, a large lounge area with two large sofa beds for relaxing in which leads into open plan dining area with large mahogany dining suite ,seating 6/10 people, the kitchen area provides electric oven and four ring gas hob with frideg/freezer, washing machine and microwave. The ground floor has a large wet room with shower and bath facility, shaver plug socket and storage cupbpoard. Three Large bedrooms are all tastefully furnished with double wardrobes, dressing tables and drawers for storage. The two upstairs bedrooms both have en suite facilities, one with a bath and one with a tiled shower area.The Villa has air conditioning and gas central heating.

At the side of the house is a barn conversion known as the 'Nest' which will sleep 2 people and is rented out seperately to the house. The nest contains all that is required for a self catering holiday. The open plan living spave has a sofa and chair for relaxation,Sat TV and steroe system for music,. Open kitchen area is equipped with an electric oven and four ring hob, fridge and full cooking utensils, a table to the centre for dining. High chairs and cots can be provided on request.The bathroom has bath and shower facilities and is fitted to modern standards with a socket point for shaving.The nest has its own private paved patio area to the back of the property for privacy from Villa guests.

All Linen is provided for a guests stay at the villa beach towels included.

Set within the garden area is a private swimming pool for use of guests of both buildings.

The area is good for fishing,hiking ,ski-ing (30 mins away) and golfing. The city of Zagreb is just thirty minutes away where there are beautiful Italian designer shops and the local markets for the flavour of Croatia.The local town is just a five minute car journey away, a small shop for food provisions is a five minute walk away from the house. The local town provides restaurants where a three course meal with wine can be purchased for £10 and the local Pizza houses provide large twenty four inch pizzas for £6 along with many cafe bars where local beer can be purchased for 60p,Coffee shops, banks with ATM facilities, pharmacies and su[ermarkets are all available.

The owners can arrange transport for clients who do not wish to drive themselves around, costs to be arranged at time of booking.

A charming and tastefully renovated farmhouse with barn conversion set in two acres of open fields and woodland where the holiday maker can enjoy peace and tranquility whilst lounging by the private poolside. The swimming pool is 9mx4mx1.25m constant depth. The house if fully equipped with all that is needed for a self catering holiday. Air conditioning and heating for comfort and spacious open living for a relaxed holiday environment. With a downstairs bedroom and wet -room with bath and toilet the property is suitable for the semi disabled person. A large sheltered courtyard with BBQ provides an area for both sunbathing and socialising with fellow guests. The price is inclusive of all amenities and utilities at the property and includes linen for the beds, no towels are provided.

The cost includes all tourist tax costs and registration with local police department.

10% deposit required to secure booking. 8 weeks before depature final balance is due along with a £100 returnable deposit providing the property is left in good repair, this will be at the owners discretion once the property is cleaned on clients depature and will be returned by post within two weeks of departure.

On booking the Villa/Nest a booking agreement will be issued for the clients to agree and sign with monies, failure to sign will result in the booking being declined by the owners.

Any special arrangements for parties to be held, birthday cakes for special occasions or flowers can be arranged with the owners prior to departure.
