Set in the convenient but quiet Zell am See suburb of Schuttdorf, the apartment offers easy access to all the winter and summer activities that Zell am See has to offer.  
 
Occupying half of the top floor of a traditional chalet-style block, this huge apartment offers breathtaking mountain views from every window. The other top-floor apartment is not directly connected so you can be sure of a good night's sleep.  
 
The apartment is located in a residential area, away from any busy roads. You can walk to the Areitbahn gondola in 10 minutes, along a pedestrian route shared only with bicycles. The lake is a similar distance, also along a quiet route. Local amenities, such as shops, restaurants, bars and children’s play areas are a few minutes walk away. Bus and tram stops are also nearby and offer quick, reliable connections to the town centre, the two championship golf courses, the Kitzsteinhorn glacier and places of interest.

Bedrooms: Bedroom 1 has a super-king sized bed. En-suite bathroom. Bedroom 2 has two single beds and pair of bunk beds. There is also a double sofabed in living room for groups who would like to sleep 2 people per room. Bathrooms: Large main bathroom with bath, separate shower, and the washing machine. En-suite bathroom to bedroom 1 with shower and basin. Separate toilet. Kitchen: Very large, well equipped kitchen with dining area looking out to the mountains. Living Room: Spacious living room with seating for 6. TV & DVD player (with connections for PC's/media players/memory sticks). Cable TV (with mountain webcams to view the conditions). Xbox and games. Other: Large Balcony with seating for 6. Private storage room in the basement for storing sports equipment. A coin operated tumble dryer is available in the basement and there is a large room adjacent to the apartment for drying clothes.

Lake/Beach 
The lake reaches 23̊C and so is ideal for the many water sports available. An outdoor pool and bathing area is located 10 minutes walk from the apartment, along with the windsurfing centre. 
 
Golf 
The two 18-hole championship golf courses at Zell am See afford spectacular views of the Kitzsteinhorn. They are open for play from April through November and are the largest facility in the Austrian Alps.  
 
Hiking 
Extensive hiking trails are available in both the Winter and Summer. 
 
Biking/Mountain Biking 
A 2000km network of cycle paths and mountain bike trails criss-cross the region. Many are suitable for families and casual bikers. There are also special trains in warmer months to transport you and your bike to the Hohe Tauren national park. 
 
Other activities include: outdoor go-karting, a summer toboggan run, climbing, abseiling, canyoning, paragliding, lake cruises, alpine flights, and numerous places to visit.

Arrival We try to be a flexible as possible with our arrival and departure days to enable you to get the best value flights possible. Deposit A deposit of £200 per week is payable upon booking and the rest of the balance is due 8 weeks before arrival. A refundable security deposit is also required. This will be returned the week after your holiday when the apartment has been checked by our local agent. Cleaning/Linen/Laundry Charges There is a linen, cleaning and laundry charge of £90 per booking. Cancellation A full refund is available up to 8 weeks prior to your arrval. Payment Payment can be made by bank transfer or cheque, in Euros or Sterling.
