Architect designed, CASTILLO NICTE-HA VILLA , built NEW in 2006, The spacious Villa is a 5,500 sq ft, (3) story Mediterranean style Villa, with 1 suite on the FIRST and PENTHOUSE level and 3 suites on the SECOND level. Each floor level is complete with a full kitchen, living room and dining area, sheets, towels etc, down to the wine glasses. Air conditioning on each floor. A filtered swimming pool. 150' to the beach, sleep to the sounds of the ocean. Great sandy beach for children. No high waves to concern parents. The beach is sandy about 75 feet wide, no rocks, The waters are not cold, but warmer in the summer. You can be chest high about 75 to 100ft from the beach and there are no high waves, typically 1 to 2 ft waves. Tides about 2ft high.
The Villa has a combined total of 5 bedrooms with closets, tiled showers, TV and private bathrooms. All in excellent condition. Several hammocks available (useful as cribs also). Each floor level is air conditioned and also screened for maximum cross ventilation of sea breezes. Every room has ceiling fans,
The spacious GROUND floor first level (wheel chair accessible,one bedroom with shower and bathroom, twins or King bed, and wall hookups for hammocks. Dining table seats 8 or more plus a kitchen bar with 4 bar stools.
SECOND level has 3 bedrooms, each with shower and bathroom. Two bed rooms have sliding glass doors opening onto a sun deck, for morning coffee or..... Two queen beds and one King bed or twins. Each bedroom has hooks for hammocks, ideal for small children to be with parents or grand parents. Dining table seats 6 or more.
PENTHOUSE: 1 bedroom, King bed or twins, air conditioned, completely private, is ideally suited for a romantic vacation, sliding glass doors from the bedroom and kitchen to a furnished 'palapa' covered sun deck with spectacular ocean views and sunsets. . Coffee and breakfast from a hammock with an ocean view is so luxurious. Dining table seats 6, plus 4 more at the kitchen table.
NOTE!! Each level of the Villa, is condo complete (ie. similar to a CONDOMINIUM UNIT) and each level has a key coded entrance, is private, independent, self contained, with a full kitchen. and can be reserved separately for SMALL GROUPS of 2 to 6 persons, OR, the entire Villa can be reserved for LARGER family groups and yet still maintain a level of privacy for small sub groups within the larger group. A great concept, allows flexibility for early and late morning risers, to be independent of each other.

Villa ' Castillo Nicte-Ha' the finest home in the area.. Located 7 miles east of Progreso, 1 mile east of Chicxulub, a quiet fishing town. Many Mayan architectural sites and ruins abound on the Yucatan Peninsula, Chitzen Itza, (one of the seven man made wonders of the World) 1.5 hours drive, Uxmal, 1 hour. Campeche a fortress town is 2 hours. Explore small villages, Colonial towns, cenotes,and early defunct relics of Hacienda's of a bygone Spanish era. Roads are good. Cancun, Cozumel and Mexican Riviera are 4 hour by toll road, about $30 by coach. 1000's of pink flamingos seen on local lagoons.
Merida, a 1700's colonial town, is 15 miles south of Progreso. It has Consulates, Plazas, beautiful buildings, Blvd's, night life, cultural bustling town center. Most cultural events are free. Progreso, has a fine esplanade, lined with open restaurants and beach area, supermarkets, colorful street vendors and boat harbor. Shop for fine carved local artisan products. Walk central plazas.
A moderate climate. Our 'winter' is 70F to 75F, clean ocean breeze and little traffic. Summer clothing all year. Canadians and Europeans winter here for months. Buses are plentiful. Many taxis. Life relaxed
