Our lovely appointed, comfortable and spacious beach condo with 780 ft2 (81m2) is a corner unit and almost 2x as big as any of the 1BR units in the complex. It has a convenient easy access on ground floor; features 16 ft double glassed-in terrace and a small garden, which offers the comfort and feel of living in a townhouse, rather in a closed-up cube apartment. It is beautifully renovated, inviting and very comfortable and has everything you can use on vacation. All for a good value, offering more space and costing same or less then a hotel room, with the convenience of a home.
The Master Bedroom has two full sized comfortable beds (sleeps 4), 26" color TV w/remote, CD/DVD player, VCR, electronic safe box for your valuables, A/C with a remote control & timer and a sitting area in the bedroom. It also features 16 foot glassed-in terrace with a tropical garden view over palm tree tops swinging in the breeze, great for enjoying the spectacular sunsets over the lagoon. The terrace has a portable fan, futon sofa and a large hammock, comfortable for reading and relaxing.
The Living Room has also an A/C with remote control & timer, CD player, two full size sleeper sofas each for 2 people (the sofa are configured in such way, that they can divide into 4 single beds, or put next to each other for full or triple sized bed), fully equipped kitchenette, pretty ceramic water dispenser, dishes, flatware, glassware, pots and pans, blender, full size stove and US-sized fridge with a separate freezer, microwave, toaster, coffee maker and a nice glass dining table to sit at and enjoy your meals.
The bathroom with a generous shower is practically located between the 2 rooms, no need to cross each other sleeping areas. The vanity is practically located outside the bathroom, optimizing the use and dividing the condo into two separate areas. There is also a privacy curtain between the two rooms, if you are sharing the condo with friends or kids.
The ground floor location makes the condo very easy accessible (no steps to climb or elevator to get stuck in) - you are in and out to the beach and pools in no time, and you'll appreciate the location when unloading your grocery shopping, luggage or beach gear.
For your enjoyment and comfort, we also offer a DVD player (most convenient is to bring your own movies, or you can rent in Cancun), VCR (with family and cartoons video library: we now have 26 movies, but feel free to bring your own and/or donate some for the condo library), some beach toys for kids, a wheeled shopping cart, iron, ironing board, hair dryer, etc.
As to activities, I offer clients who rent from us a privately complimentary guide as what to do, expect to pay and what to see - very handy even to people who already know Cancun. It helps you maximize your vacation experience and saves time when discovering this world class resort town!
Shopping: The supermarkets are easily accessible by bus - the bus stops right in front of our complex, runs 24 hours and is safe. You can use my wheeled shopping cart for your grocery shopping if you like. Cancun is located in a duty free zone so you get great deals on cosmetics, liquor, clothing, jewelry, etc.

Rates for occupany with 2 guests. Contact us or visit our web site for rates with 3p or 5-6 guests. With occupancy of 5-6 people, add $10-20/night/each additional person over 4P - pending season.
HOUSEKEEPING & CLEANING FEE: up to 3p included; +$50/week with 4P or +$75/week with 5-6 people.
SECURITY DEPOSIT: refundable if condo left undamaged; occupied with pre-authorized number of guests and the keys returned.
INCLUDED: clean up before and after rental, 1 mid week maid service (clean up & fresh towels); weekly bed linens change on rentals of 2+ weeks); basic toiletries on arrival; local phone calls and the use of utilities.
PAYMENTS: certified bank checks in U$D, PayPal, Visa, Master Card
25% retainer at time of booking; balance plus the security deposit due 12 weeks before arrival date.
