Payment Terms 25% is due immediately to confirm a reservation. However, if booking occurs less than 30 days before arrival then 100% of the Invoice is due immediately. All remaining balance of payments are due 30 days before the start of the rental period and can be paid by bank transfer/paypal. Cancellations: NO REFUNDS are made within 30 days prior to scheduled occupancy. Cancellations made 31 days or more will attract a 20% cancellation fee. Add.Info: Comprehensive booklets on nearby activities, places of interest, tours, restaurants etc. are provided. Child's Crib and stair guard are available at no extra charge. Welcome drinks. Your Housekeeper will be happy to do your supermarket shopping, you only need to ask. Baby sitting can be arranged. A beautiful villa with large spacious rooms nicely decorated with a european flare. Breakfast on the patio overlooking the wonderful gardens and listening to the birds chirping is a memory you will always keep. The garden is a wonderful place for children to run up and down and explore the beauty of nature. Recommended for families who want to be away from the hustle of the town, while still maintaining a close distance to the sea and golf lovers.
You just cannot beat this reasonably priced villa where you are provided with a housekeeper who cooks wonderful caribbean meals which you are likely to think about for a long time to come.

We enjoyed our 2 weeks stay at the Lansdowne property. The property is located on the hillside in Ocho Rios, which is a nice secluded area away from the hustle and bustle of the town. We wake up every morning to the birds chirping and a nice breeze blowing. The yard is green and has very beautiful flowers. It is a very Zen property. The house is very roomy; the kids enjoyed playing around the area. However, there are a few areas for improvement. The interior could use some updating, maybe paint the walls, change the curtains, update the furniture, add air conditioning in the bedrooms and add something to minimize the mosquitoes. The housekeeper Arlene did an exceptional job taking care of us. We will be forever grateful to Arlene. We would definitely stay here again. You cannot beat the price.

A quiet rural neighbourhood area in St. Ann's hills, away from the hustle and noise of downtown Ocho Rios but only a short drive by car to the town, beaches, supermarkets, banks, etc. A good central North coast central area as a touring base and a 15 to 20 min walk to the Sandals Upton golf and country club. Our housekeeper Arlene took great care of us and is a superb cook and maker of ,delicious, Caribean fruit drinks. We enjoyed our breakfasts on the veranda overlooking the well kept Garden (yard) and wrote this poem while we were there.
Breakfast on the veranda
Light softly stealing on night’s velvet eye,
Opens the new dawn to an apricot sky;
Above my bed on the roof’s thin shingles,
A clattering of grackles, lets and mingles.
Whistles and cackles call the flock to meet;
Stamping and scratching on bony clawed feet.
Rudely I’m awakened at break of day,
With raucous squabbling before they fly away.
To nearby tree tops, with aggressive rails;
From branch to branch chasing each others tails.
This three quarter acres in St. Ann’s hills,
Welcomes the morning as the new day spills
I rise to breakfast on the veranda
And watch two chickens idly meander.
One brown speckled white, the other white brown,
Foraging food until the sun goes down.
Coconut palms swaying and waving fronds;
Herald Caribbean trades from the sea beyond.
Smoke arises on distant green hill sides;
Above a John crow effortlessly glides.
Tambourine like percussions rise then fall:
Ear piercing screeches of the June bugs call,
From the nearby forest, unseen though near,
Deafening crescendos overwhelm my ear.
Mocking birds singing in the orange trees;
Repeating their melody to the breeze.
A falcon swoops; a lizard takes cover,
Statue still, until danger is over.
A woodpecker hammers in guango trees;
Probing their deadwood for beetles and fleas.
A pair of green parakeets catch my eye;
Screaming their way to the woodland nearby.
An egret flaps in on the front yard grass,
And nervously stalks while the bantams pass.
A humming bird hovers above blooming trees,
Competing for nectar with honey bees.
Passers by call greetings, raising an arm,
A neighbouring guard dog, barks in alarm;
Gentle doves forage beneath a mango tree,
Grackle bird’s cackle: preparing to flee.
The humming bird rises then slips away,
Honey bees follow then decide to stay,
The June bugs cease; the lizard breaks cover,
Grackles fly, so must I; breakfast is over.

The house is located quite far away from the main roads so is suitable if you are looking for a private residence rather than a full-service crowded hotel environment. The surrounding area is very well maintained, with beautiful all-day views. Breakfasts were very nice on the patio from which you get the morning sun. The main rooms are on the first floor along with the front door, just in front of the 2-car garage, but there is also a ground level side door in case it is raining heavily. Arlene the housekeeper was a wonderful cook and really cared that we had a comfortable time. The place was clean and tidy and very spacious. This house could suit a large family very well. "Beautiful, light, spacious villa. Location was a winner for me, nestling in a small exclusive community, 8 minutes up hill from the town, 5 minutes from a most beautiful beach riverhead; at night such peaceful serenity. At 5am when the birds come to serenade me on the bedroom balcony, a timely alert for me to don my walking boots and go for my early morning walk - everyday a different breathtaking route".
