Villa Gardenia Guest House is located in a quiet, quaint neighourbood only steps from the picturesque Niagara River Parkway, and a one minute drive to the spectacular world famous Falls, Niagara Casinos, Maid of the Mist and Niagara's many other exciting attractions. Niagara on the Lake along with many world-renowned Niagara wineries and top-rated golf courses can be located during a relaxing drive along the Niagara Parkway. The home as been recently renovated from top to bottom (2006) and is beautifully decorated to accommodate up to a family of 5 persons very comfortably. The home has central air and is completely smoke free, pet free and family oriented.
This 2-storey home has a large outside veranda with gazebo for your family to enjoy and barbeque overlooking the outdoor landscaping and fish pond with waterfall. It is also the perfect place to relax and enjoy a cool summer evening after a busy day of viewing the sites.

The main level contains a beautiful, modern, fully functional open concept kitchen with gas stove, microwave, dishwasher and fridge. Supplies such as, dinnerware, flatware, cooking utensils, coffeemaker and toaster are provided. Dinette area sits a family of 4 very comfortably and Breakfast Island is cozy for two. Don't feel like cooking over the stove; feel free to spark up the barbeque that is located just outside on the veranda.

Main level also has a 2 piece bathroom, fully functional laundry room with tub, washer and dryer.

The large comfortable family room with sofa, loveseat, coffee and end table, colour cable tv and dvd player is a great room for the family to unwind after a long day of site seeing.

The second level Master bedroom is fully furnished with French doors, full queen size bed, walk-in closet and sitting area. This room is large enough to add an additional single bed if necessary.

The second level junior room contains 2 comfortable twin beds just perfect for the kids with a full dresser and mirror.

The second level family bathroom is a large 4 piece bathroom with Jacuzzi tub and 4 foot acrylic shower.

All linens and bath towels are provided for the entire family. We also provide ironing board with iron.

Conditions of Rental
For legal reasons the Conditions of Vacation Rental must be clearly set out to avoid any misunderstandings.
Vacation Rental Fee's must be paid in advance.
Deposit of $100.00 (Canadian) must be paid upon acceptance of booking.
Balance to be paid 8 weeks prior to arrival date or at time of booking if less than 8 weeks before arrival.
The deposit is not refundable. For bookings made for July, August, USA and Canadian Holidays or any period of one week (7 nights) or longer a refund will not be given unless another booking for the same dates and price can be found. In the event of the booking being replaced or a portion thereof, a refund will be given to that amount (Less the $100 deposit to cover bank and administration charges.) It is strongly advised not to book unless you intend to proceed. It is also advised that you seek vacation insurance to cover such event.
The owner has the right to terminate the rental at anytime throughout the rental period if a guest or any visitors to the property invited by them are in breach of the conditions of vacation rental agreement.
All guests must behave in a responsible and orderly manner to avoid any nuisance or distress to the neighboring properties.
Care must be taken by the guests to avoid any damage to the property, its fixtures, fittings and/or appliances.
Any willful, deliberate or careless damage or removal of any of the owners property will be charged to the Booking Guest whose responsibility it will be to also ensure the safety and well-being of his/her guests.
The owner may require a security deposit upon arrival if considered necessary.
