Main Description
Sabah sits at the north eastern tip of Borneo, the world's third largest island. Its 1,440 km (900 miles) coast is washed by the South China Sea on the west and Sulu Sea and Celebes Sea on the East, and is ringed by a scattering of islands.

Temperatures rarely rise above 32°C (90°F) except on exceptionally hot days, and along the coastal areas rarely drops below 20°C (68°F) at night.

The villa is situated in a rural residential resort, away from the tourist area, nestling in tropical greenery and fronting the South China Sea. It is within fifty yards of a beautiful sandy beach and has an uninterrupted view of offshore islands. It comfortably sleeps seven persons,there is also a guest bed.

It is nine miles south of the airport and twelve miles from the capital city of Kota Kinabalu.

Upstairs Accommodation Comprises:-

Master bedroom - air conditioned - with king sized bed and en suite bathroom.2 twin bedded rooms, with ceiling fans, and adjacent bathroom with shower, toilet and washbasin.A quiet area for reading or relaxing.

Downstairs
Single bedroom with ceiling fan and adjacent shower room as above.Spacious open plan lounge and dining room, air conditioned, with satellite television, DVD player and I Pod docking speakers. Well fitted designer kitchen equipped with gas hob,combination microwave oven, fridge and washing machine.

We have had an ultra state of the art filtration system fitted to the main water supply to the house giving clean and safe drinking water.
There is a large garden area complete with covered sun deck at the back of the house ideal for sunbathing, relaxing and sunset watching.
A 'starter' provisions pack can be supplied if required e.g. milk, tea, coffee, fruit juice, beer, water, bread, cereals, butter/margarine.

Rates

Low Season Price : £250
High Season Price : £250 per Week

The price is £250.00 sterling, basic price for 2 persons per week. For each additional person add £50.00, Children 4-14yrs half price, under 4 free. Stays long than 2 weeks 10% discount.Over 3 weeks price negotiable.
A refundable security deposit of £100 will be required to cover lost damaged or missing items from the property, and/or accidental damage to the property.
Cancellation of your booking must be made in writing. The following charges will apply dependant on the timescale of your notification of cancellation in relation to your arrival date at the property:-
90 days or more prior to arrival date = £25 Administration charge
89 days or less prior to arrival date = 50%of deposit
69 days or less prior to arrival date = 100% of deposit
59 days or less prior to arrival date = 50% of the full rental charge
30 days or less prior to arrival date = 100% of the full rental charge
